Unnecessary Upgrades That Don’t Increase Your Home’s Value

POOL – There are pool lovers that would be willing to pay a premium for a sparkling new pool. There are also pool haters who would pay a premium to have it removed. Nice to have but don’t expect to get your money out of it when it’s time to sell.

OVER THE TOP LUXURY STATE OF THE ART KITCHEN – Your kitchen may be a stunner and create a perfect beef wellington, but if it’s in a neighbourhood that tops out at $130,000 it’s not a good investment.

GARAGE INTO A DEN – In a subdivision of 1200 square foot homes, turning the garage into living space to make it a 1600 square foot home and parking outside instead won’t make buyers want to pay more for your property.

UNIQUE PAINT JOBS – Fun colours are for living; neutral colours are for selling.

WALL-TO-WALL CARPETING – Today’s buyers prefer hardwood flooring. Even if it’s in rough shape, your home will sell faster if buyers can see that there’s hardwood.

ANY UPGRADE THAT REQUIRES BORROWING MONEY – Even with excellent upgrades, it’s often difficult to get a dollar-for-dollar return on your investment. Hesitate to borrow money to update your house; credit card interest is not your friend.
